It's *FREE* to appeal your Assessed Value! Every owner of a Single-wide mobile home on a rented lot should call the County Assessment Office. The Deadline is September 1, of each year. Any reduction will be effective in the next tax year. Most owners can reduce they're Real Estate Tax Bill. Many by 50% or more, Single-wide owners ONLY have to make the call to appeal in Franklin County PA, but you should follow up see details below.

This step by step process basically is for Single-wide mobile home owners in Franklin County PA. The Assessment Office Phone Number is 717-261-3801. If you live in a different county or state just call your local County Assessment Office and ask what the process is in your area. The Assessment Office is listed in the Phone Book Business section of the white pages. If you have any trouble finding the phone number just call the Courthouse in your county or call the Tax Collector listed on your Tax Bill to get the phone number.

STEP 1: Call the Assessment Office (It's *FREE* to appeal) ask to have your Single-wides Assessed Value adjusted for depreciation and condition. If you have any problems with the Assessment Office, send this website an email, with the details. As long as it has not been adjusted within in the last 5 years they will figure your new adjusted Assessed Value and notify you. That's all Single-wide owners have to do in Franklin County PA, but you should follow up! See Step 2 and Step 3 on how to double check the new adjusted Assessed Value.

In Franklin County PA you can ONLY call-in once every 5 years, thats way to long and needs to be changed. Frankly, I believe it should be adjusted each year, because everything is computerized. If not done yearly, then a 2 year, maybe 3 year wait period between adjustments would be long enough. Because you are being over taxed about 5% more for each additional year you have to wait.

STEP 2: Get this years Real Market Values for your mobile home to compare with the new adjusted Assessed Value from the Assessment Office. This is a very important step and the only way for you to be sure that your new adjusted Assessed Value is correct or within reason.

STEP 3: Compare the new adjusted Assessed Value with this years Real Market Values you found. You will probably have to multiple your new adjusted Assessed Value times the Common Level Ratio Multiplier (It's 9.62 in Franklin County PA), for your area, to be able to make the comparisons. You can get the Multiplier from your local County Assessment Office.

What Real Market Values to get.
 

DON'T WASTE YOUR TIME TO GET ANY VALUES OF OTHER MOBILE HOMES, THRU THE ASSESSMENT OFFICE. At the current time and under the current circumstances almost ALL mobile homes are overvalued/overtaxed like you and they're values would FALSELY support the overvaluation/overtaxation situation.

You can copy and use the Comparison Letter, available on this website, in your Appeal. If not used in a direct comparison of your Mobile Home, the letter will at least prove an overvaluation situation that was corrected by the Assessment Office.

Get the first 2 of these Real Market Values listed below and ONLY get the Appraisal if absolutely necessary to win your appeal. Any Appraisal will cost you money.

This years INSURANCE POLICY PAYOUT AMOUNT (Get it in writing) on a total lose of the structure Only (this does not include contents). **TIP, NEVER INSURE FOR MORE THAN THE PAYOUT AMOUNT (it goes DOWN each year), IF YOU DO YOUR JUST WASTING YOUR MONEY** Call your insurance agent to get this years Payout Amount (Get it in writing) on the structure Only. This is a very reliable value, the insurance industry is regulated by your State's Insurance Commission and has to pay this years Real Market Value for your mobile home.

This years BOOK VALUE AMOUNT on your mobile home. Mobile homes have books that give their book value, much like automobiles.

This years APPRAISAL AMOUNT, only get your mobile home appraised if you absolutely have to, it will cost you about $100.00

The INSURANCE PAYOUT AMOUNT, BOOK VALUE AMOUNT and APPRAISAL AMOUNT each individually or an average of 2 or 3 of these amounts should be close to the new adjusted Assessed Value after you take it times this years Common Level Ratio Multiplier (It's 9.62 in Franklin County PA).

Divide each individually the INSURANCE PAYOUT AMOUNT, BOOK VALUE AMOUNT and APPRAISAL AMOUNT or an average of 2 or 3 of these amounts by the amount you get when you multiple the new adjusted Assessed Value times this years Common Level Ratio Multiplier (It's 9.62 in Franklin County PA). Then multiple the result (don't forget the decimal point)times the dollar amount on your tax bill, the result will be what you should be paying in Real Estate Tax.
